Another One for the Books

The Canadian geese were out to welcome us on a cold but bright spring morning in March when we arrived at Sterling North America’s printing plant in Hauppage, NY. We (that being Matt Merkel, TKO’s Creative Director and Chris Barry, VP of Communications for NNN REIT, Inc.) had come to Long Island the day before to oversee the printing of NNN’s 2023 annual report, a yearly ritual that’s been performed now for 31 years.

This year’s book was the first to be produced under the new NNN REIT brand that TKO helped to develop for this real estate investment trust, our longest-term client. The process began five months earlier with initial concept exploration and cover designs centered around the theme “Building with an Eye on the Future,” which also alluded to construction of the new NNN REIT brand. The book design and digital files were produced by Senior Art Director Thiany Srihanouvong.

2024 was the second year that NNN has partnered with Sterling and Broadridge, a corporate governance and communications specialist for the financial services industry, to produce its annual report. The teams at both Broadridge and Sterling are a pleasure to work with, helping us with every detail of the production process to ensure a top-quality end product. Once on press, the job ran smoothly and efficiently with only minor color adjustments needing to be made. We proofed the first sheet off the press around 9:00 am and by 3:00 had signed off on the last form. Gone are the grueling 48-hour press runs, fighting against the printer to perfect the registration or to balance color to match the proofs. Modern printing technology has definitely made the process easier and less stressful, but we also appreciate working with professionals that place a high priority on client satisfaction. Sterling owner and founder Ed McAllister checked in with us frequently throughout the day to make sure everything was to our satisfaction.

The final product, a perfect-bound book with 20 pages dedicated to showcasing NNN REIT’s properties and highlighting its 2023 performance, has now been sent to thousands of shareholders across the country. Its cover will soon join the 31 past reports that are prominently displayed on the lobby wall at NNN REIT’s corporate offices in Orlando. This year’s annual report project is now, as they say, in the books!
