30 Years and Counting

One of the very first projects tackled by TKO was producing an annual report for a young public company, Commercial Net Lease Realty, Inc. Thirty years and two name changes later, we still have the good fortune to work with this outstanding company — up until this year known as National Retail Properties but now known simply as NNN REIT — and their long-standing leadership team.

The process for creating the 2022 Annual Report began in October of last year. Led by the company’s longtime communications VP Christopher Barry, we explored a variety of themes and concepts to help convey the messaging around the company’s performance that year.

With a record of 33 consecutive years of annual dividend increases, the word “consistency” is always in the conversation. But what we’ve come to understand is consistency doesn’t always mean doing the same thing every year. It takes a constant eye on the big picture while staying true to the fundamentals. It’s navigating and adapting to drastic changes affecting the market, like we saw with the Great Recession and COVID. It’s the unwavering commitment to maintain a conservative balance sheet. It takes a “measured approach.”

The next few months were spent exploring and crafting the words and images that would be used to convey the message throughout the book. The concept is woven into the design of the pages, the building of the charts/graphs and the creation of the graphics.

Once the design and layout were complete, the files headed to Long Island where they were printed under the watchful eye of VP Barry and TKO Creative Director Matt Merkel (while being monitored the whole way by our Senior Art Director, Thiany Srihanouvong). The printed pages were then collated and bound into perfect-bound books and delivered to the NNN shareholders across the country.

This last year’s book marked our 30th year of creating annual reports for NNN. (It’s nice to have such “consistent” work!) The books are all prominently displayed on a wall in the lobby of their corporate offices in downtown Orlando. 30 years and counting…
